The Three Main Steps To Creating Virtual Tours:

  • Taking/ Capturing Photos
  • Processing/ Stitching Photos
  • Uploading Photos & Publishing Virtual Tour

Step 1: Taking Photos

Depending on the type of real estate virtual tour you are creating, you can either take simple still shots or take several photos to be stitched together later. A still shot is just one photo, often with a special lens that captures the majority of a room or location. Many photographers have a wide angle or even fisheye lens for this purpose. The downside is that the pictures may come out distorted or rounded. Still photos can also be taken with regular camera, and the only processing they need is the normal processing any photo needs (adjusting for lighting, etc). At it's simplest, you could just take photos with a regular camera and be done. This is not recommended for creating virtual tours, however.

The other option to create a more immersive virtual tour is to take several photos that overlap, which you can later "stitch" together using software to create a more comprehensive image than you could get in one photo alone.

Step 2: Stitching the Photos

If you are trying to create a panorama, you will probably want to stitch your photos together using virtual tour software. There are many software providers out there for this, and in general the stitching software is pretty easy to use.

Even if you are using simple still photos, you will still need to do some processing if you want the photos to look their best when creating virtual tours. Interior shots can be very tricky, because of the tough lighting. Depending on your photo editing software, you may want to research plugins that are made specifically to deal with interior photos. One common trick is to take two photos of the same area with different exposure settings. Then combine these two photos, using the low light exposure for windows and outside views and the high light exposure for the interior. This way, you won't have to choose between a washed out window view or a too-dark room.

Step 3: Actually Creating Virtual Tours

Finally, you're ready to actually start creating virtual tours. With many virtual tour providers, it's as simple as uploading the photos. The rest of the virtual tour is automatically created. More complex virtual tours may require you to adjust several settings and fill or learn how to use their special editor. Our company provides the simplest real estate virtual tour out there, and we encourage you to take a look and consider using us.
